In its decision, the DRB said that plans for 1, 3, and 5 East Main Street will “promote the use of the buildings and properties in a manner that benefits the community and individual property owners, while preserving those features that have architectural or historic merit.” In an effort to make sure said features are preserved, the DRB made the replacement of vinyl siding with wood, as well as the use of slate roofing, conditions of their approval. The property owners, Lorista Holdings LLC and Hermitage Inn Real Estate Holdings LLC, will also be required to use flood resistant materials up to base flood elevation, to meet flood hazard approval conditions.
In a meeting on July 14, Dennis Stanek, of Lorista, and architect Jonathan Soccoccio detailed a plan which will create retail space on the first floor of the former home center, while creating hotel space upstairs and in the former professional building at 3 East Main Street.
The plans call for the construction of a building to connect the properties, as well as an elevator to make the upstairs accessible, an access route for fire equipment to the rear of the buildings, and a lobby and carport where 5 East Main Street currently stands.
In order for the plans to come to fruition, the DRB is also requiring a letter from the Wilmington fire chief stating all concerns regarding safety equipment access are met to his satisfaction, as well as documentation of the rights to the land between 1 and 3 East Main Street, a driveway owned by former building owner Eileen Ranslow.
